Escrow account

An escrow account is a service that minimises risks in transactions on the purchase and sale of immovable or movable property, wherein the bank guarantees the counterparties the safekeeping of funds transferred to the escrow account and their pay-out according to the signed escrow account agreement.

The service is available to existing customers. At least one of the counterparties must have a current account opened.

If you are the bank’s customer, apply for the service in person during the bank’s working hours our by signing an application with a secure electronic signature.

The buyer, the seller and the bank enter into a tripartite agreement that includes transaction terms and conditions, documents required for its performance, and their submission deadlines. 

Upon entering into an escrow account agreement, the parties must produce their personal identification documents and a power of attorney, if necessary.

The buyer transfers the transaction amount to the escrow account.

The seller prepares the required documents within the terms set out in the agreement and submits them to the bank.

None of the counterparties can access the funds until all the required documents have been prepared and submitted to the bank.

The Bank checks the submitted documents and, having confirmed their compliance with the terms and conditions of the agreement, pays out the funds to the seller.

Documents required for opening a current account for companies registered in Latvia







  • the latest version of the Articles of Association, if it is unavailable in Latvian public registers;
  • a document certifying the account manager’s authority (a notarised power of attorney, etc.);
  • a personal identification document (account manager’s and real beneficial owner’s);
  • the register of stockholders for joint stock companies, if its up-to-date information is unavailable in Latvian public registers;
  • other documents upon the Bank’s request (e.g., for determining the real beneficial owner; in the event the company has a complex structure, etc.).

Documents required for opening a current account for companies registered outside Latvia







  • an extract from the national register with the up-to-date information on the company*; 
  • the latest version of the Articles of Association;
  • a document* certifying the registration of the legal entity, if registration data are not specified in the extract from the national register;
  • the register of shareholders/stockholders* or other document* specifying the owners of the company, if they are not specified in the extract from the national register;
  • a document* certifying the company’s active status, if registration was carried out more than one year ago (an extract from the national register, Certificate of Good Standing, etc.);
  • a document* certifying the account manager’s right of representation (e.g., shareholders’ decision, a power of attorney, etc.), if the right of representation is not specified in the extract from the national register; 
  • a personal identification document (account manager’s and real beneficial owner’s);
  • other documents upon the Bank’s request (e.g., for determining the real beneficial owner; in the event the company has a complex structure, etc.).

* The above documents must be legalised upon the request of the Bank (with an Apostille or consular legalisation).

The Bank accepts documents in Latvian, Russian and English. If a document is submitted to the Bank in another language, it must be translated into one of the above languages. The translation of these documents must be certified by a notary or sworn translator and additionally, at the request of the Bank, legalised with an Apostille or by the consular representation.

  • a personal identification document;
  • a document certifying the country of tax residence, if the customer is not a resident of Latvia;
  • additional documents at the request of the Bank.
