Escrow account

An escrow account is a service that minimises risks in transactions on the purchase and sale of immovable or movable property, wherein the bank guarantees the counterparties the safekeeping of funds transferred to the escrow account and their pay-out according to the signed escrow account agreement.

The service is available to existing customers. At least one of the counterparties must have a current account opened.

If you are the bank’s customer, apply for the service in person during the bank’s working hours our by signing an application with a secure electronic signature.

The buyer, the seller and the bank enter into a tripartite agreement that includes transaction terms and conditions, documents required for its performance, and their submission deadlines. 

Upon entering into an escrow account agreement, the parties must produce their personal identification documents and a power of attorney, if necessary.

The buyer transfers the transaction amount to the escrow account.

The seller prepares the required documents within the terms set out in the agreement and submits them to the bank.

None of the counterparties can access the funds until all the required documents have been prepared and submitted to the bank.

The Bank checks the submitted documents and, having confirmed their compliance with the terms and conditions of the agreement, pays out the funds to the seller.

  • the articles of association;
  • a document certifying the account manager’s authority (a notarised power of attorney, etc.);
  • a personal identification document (account manager’s and real beneficial owner’s);
  • the register of stockholders for joint stock companies;
  • additional documents in the event the company has a complex structure;
  • other documents upon the Bank’s request (e.g., a statement of the company’s account, documents certifying the company’s organisational structure, the origin of funds, information regarding the real beneficial owner).
